A Case Study to Show The Benefits in Reduced Occupancy

Due to changes in building occupancy, the landlords of this central London property had been looking at savings that can be achieved from changing the SFG-20 maintenance programme.

Our developers recently completed the trial installation of our condition based fan coil maintenance sensors on behalf of the resident contractor at the above site using our Lorawan IoT hardware which was rapidly installed to monitor the filter condition of the fan coils throughout the site.

Reduced occupancy in every building has meant a change to standard PPM maintenance needs, and with M&E equipment being used less often it means substantial savings for the contractor vs the SFG-20 standard.

The objective for contractor and landlords was to enable a move away from the SFG-20 regime which dictates the frequency of fan coil maintenance.

By using our system to monitor the filter condition for 10% of the total using rapidly installed IoT differential pressure sensors, enabled the contractor to undertake fan coil filter cleans only when needed.

Unlike other systems, the Senergi system is unique in that it can communicate and penetrate through concrete and steel floors and plant room walls to provide remote monitoring and critical alarming data using a secure Mobile network, enabling monitoring of key items, especially when the site has less occupants.
Special IoT sensors were easily installed by our developers to monitor the fan coils, but other sensors will be added at a later date and could include:

  • Chiller Refrigerant Pressures/Leaks
  • Chiller & Pump Energy Consumption
  • Plant Room Water Leaks from Heating and Chilled Water Pumps and Sump Pumps
  • Water Tank Temperatures
  • AHU Filter differential pressures
  • Boiler and Chiller Flow Temperatures
  • Water Leaks from Toilets and Sinks
  • Indoor Air Quality including CO2, CO, NO, VOC’s Lux, Humidity Temperature and Occupancy Control

Instant alarms and alerts will notify the site management and maintenance team by email to mobile devices and through a web based dashboard.


Decisions can then be made to fix items before they fail, thereby offering true condition based maintenance.



These IOT sensors, and secure Gateways are not connected to a Wi-Fi, or Buildings ethernet network making them highly secure, and can expand into monitoring many other systems.

The customer is now able to make savings without affecting occupant comfort by staying ahead of problems.
